How to sell a mobile home in Texas

A mobile home bill of sale transfers a manufactured home that is sold as personal property, meaning the home itself and not the land it sits on. It records the serial or HUD label number, the size, the price and the date, and it travels with the title or statement of ownership when the buyer records the sale.

Seller steps

  1. Confirm you hold clear title. If a lender is on the title, get the lien release before you list it.
  2. Agree on the price and fill in the Texas mobile home bill of sale above with the buyer. Record the serial number.
  3. Both parties sign and each keeps a copy. Texas does not require a notary.
  4. Sign the title over to the buyer exactly as your name appears on it, and complete the odometer section on the title if the mobile home has one.
  5. Hand over the mobile home and keep your signed copy of the bill of sale for your records.

Buyer steps

  1. Bring the signed bill of sale, the signed title and your ID to the Texas Department of Motor Vehicles.
  2. Expect to pay sales or use tax on the price shown on the bill of sale, plus title and registration fees.
  3. Register within Texas's deadline, commonly 10 to 30 days from the sale date, to avoid late penalties.

Before you sign

  • The serial number is on the data plate inside (usually a closet or cabinet) and on the HUD label on the exterior.
  • Confirm with the park whether the buyer has been approved before the sale closes.
  • If the home is attached to land you own, it may be real property and needs a deed instead; ask the county.
  • Check for liens with the state titling agency before buying.

Why a bill of sale matters for a mobile home

  • Mobile homes are titled like vehicles in most states; the bill of sale supports the title transfer.
  • Shows the price for sales or transfer tax.
  • Records whether the sale includes appliances, skirting, decks or sheds.
  • Protects the seller from lot rent or park fees after the sale date.

Want both parties to walk away with a signed copy and a notary page ready? The $9 ready-to-sign pack adds them.
